I had to explain to the title company that i was using and they finally understood what I was trying to do. Chicago title company should know. Southern title of southern Ohio, Richland title security Inc. as well Chicago title agency of north Ohio Inc.

I recently closed a deal in Richland county and went with a local title company. I can send it over to you. @Aram L.

Explain to the title company exactly! You have a purchase sale agreement under contract from the seller and that you are not the actual buyer. You are just flipping the contract to the end buyer. See what they say!

Called every single one of them and they all said no. You have to have a RE license to make money on a wholesale flip in the state of Ohio.

They are also one of three states in the country that have dowry laws as well...

Of the five title companies we have used for commercial deals in the last five years, I thought the best was Wigley Title Agency, 511 N Main, Akron, OH 44310. Their FB page says they do all of Ohio.
