Blythe, CA - Buy and Hold Properties?

I know many investors go out of state for buy and hold properties to generate passive income, but is Blythe a lucrative market? The price is about as low as you can go in Southern California. Cheap entry with a solid cash flow.

I would love to connect with others that are investing in rental properties in Blythe or other similar areas in Southern California to learn more.

I invested in a Triplex in Blythe in February, with good cashflow. I believe it to be a little Southern California hidden treasure for cashflow, mainly class C but if you know what you are doing its a really good option to invest locally in CA with decent returns.

Blythe is out of state pricing but you can jump in the car and be there in a few hours! Such a solid investment for any SoCal people looking for some cheap cash flow.

When I think of Blythe, CA travel centers, gas stations and fast food chains come to mind.  The local economy seems to be centered around these types of businesses.  Its situated along the Colorado River if I recall.  Has it developed much in the last 5 years?  I live in CA and drove that route for years to visit family in Phoenix, AZ.  Haven't made the drive in a few years though.

With the Chuckawalla Valley State Prison (CVSP) slated to close in 2025, do you think Blythe, CA would still be good city to invest in?

Do you still own the property in Blythe? Is it worth investing there?
