Wear to Park Cash Out Refi Funds Until Needed For Purchase

Hello BP

Recently did a cash out of my primary for the purpose of purchasing investment properties.  The loan finally closed and I have about $450 K at the ready.  Preferably, the money will work until I find the right properties.  Obviously, I'm looking at less volatile / more liquid.  Been researching bond ETFs, but would welcome suggestions.
