I have several amazing multifamily purchase opportunities sitting on my desk. Most have passed initial underwriting, some are under review. I need to locate a JV partner and/or loan sponsor. I belong to a syndication mastermind group, but I want to explore funding opportunities outside of that group. Some of the deals I'm looking at will not require earnest deposit up front.

I’m more than willing to put the work in, but I need a funding solution before these are scooped up!

I'm happy to share the deal info and numbers with a serious JV or other vetted interested parties.

Hi Lisa, I'm with EquityNest Capital and we fund multifamily purchases in 30+ states, including Arkansas. Happy to look at a couple of these with you and see what funding would look like before you lose them. Want to send over the numbers on your top one?

I'd start with other multifamily operators, local brokers, lenders and investors who are already doing deals in the markets you're targeting. You're more likely to find a good JV partner through those relationships than by simply looking for someone with money.

And be very clear about what you’re bringing to the deal. If you’re finding and underwriting the opportunities and can handle part of the execution, that has value too.

The right relationship can turn into a lot more than just funding one deal.

Lisa, sounds like you've got a pipeline of opportunities, but the challenge is finding the right capital structure and partners to get them closed.

A thought - before giving up equity to a JV partner, have you explored whether any of these sellers would consider carrying a portion of the financing?

I've been seeing investors combine senior lending with partial seller carrybacks to reduce the upfront capital needed for acquisitions. Of course, it depends on the lender's terms and whether the property supports the debt. Many ways to structure and make a win-win...

What's been the bigger obstacle with your deals so far — qualifying for the financing, raising the required equity, or finding someone with the experience and balance sheet to sponsor the loans?
