I’m an out-of-state real estate investor looking to buy single-family rental properties in South Dakota and am currently looking for a reliable property manager to partner with.  I am leaning towards Pennington County but open to other areas.

My focus is long-term rentals, and I prefer working with property managers who:

• Manage single-family homes (not just apartments)

• Have strong tenant screening processes

• Provide clear monthly reporting

• Have reliable vendors for maintenance and small renovations

A few questions I’d appreciate input on:

Which property management companies do investors trust in this market?

Typical management fees and leasing fees in the area?

Do most PMs also help coordinate turnovers or light rehab?

Any companies that investors should avoid?
