We are looking to purchase Seller financed/private performing loans. Loans must be secured by Mortgage or Deed of Trust no Land Contracts or Contract for Deeds. Interested in a nationwide footprint except GA, PA, NY, NJ. Can work with little payment seasoning on a case by case basis. Residential Only.

    @Dion DePaoli By "residential", do you mean only owner occupant loans? Why are CFDs a problem?

    @David Beard No that is not what I mean. I mean the Subject Property is residential by definition. We are happy to look at non-owner occupied residential property. Not interested in commercial real property as security or other non-residential property. Occupancy designation is not an issue for us.

    Contract for Deeds are not attractive to us. We don't want to have to deal with the alternate ownership structure that comes with CFD/LC's.
