As an agent, I would never do this.  I guess there are agents out there who might need the money fast, but closings come often enough not to need an advance.  Plus, on a $7000 commission, $1000 or is a lot to give up for a month's wait.  Usually our closings are not more than 30 to 45 days out.

Sounds like a great service, Realtors usually need money. But, here, and probably other places, an agent's commission in doing this is nothing more than a payday loan, agents are under a broker to be paid, so they really aren't a business with accounts receivable that can be factored under a commercial umbrella. It falls under consumer financing here, so just a comment. If I must turn it into a question you might tell how you address the issue as a state registered consumer finance operation. :)
