Mentor Needed - Trade for Pro Digital Marketing

Hello,
My husband and I just purchased two investments properties and we honestly feel a little lost. Knowing that, I’d like to see if there is anyone on here who would be willing to become a mentor to me (as I mostly run the investments for our family)? I am willing to trade time/talent (I’m a digital marketer by trade) for time/mentorship.

I live in the Dallas area and our investment properties are in Sherman and Mesquite.

August close
5 bed / 2 bath (not rented)
No HOA
Mesquite townhome:
July close
3 bed / 2.5 bath (rented)
HOA/exterior insurance $249/month

Yeah, were trying to figure out the financial side of it and how much of a hit we are taking from the deals we made. Curious on another's thoughts on if we need to pull out of the deals or if they make the most sense. We were willing to take a loss in this Dallas area market, but were not expecting rent rates to drop so significantly during the process of putting the deals through. And if we do need to pull out of the deals we were looking to see what/where investing makes the most sense. As of now, mainly guidance to understand how to organize things financially. Any tips?
