@Preet Oberoi - its very hard. For us to do this, we make relationships with every wholesaler, go to lots of meetups with other wholesalers and people in real estate in CT. We also send out mailers, cold call out of state investors, etc. We call FSBO people, look up pre foreclosures, etc.

If you want to do it, you need to be willing to put in a lot of work.  DM me if you would like to discuss this further.

    Good luck!

Thank you for your prompt response Samuel! Now I’m getting cold feet because of the possible increase in construction cost due to shortage of labor coming from the Immigration related shake up. I would love to hear if you and others have the same concerns!

@Preet Oberoi - I personally do not.  We are actually trying to scale up our flip business right now.  Ultimately, if you understand your numbers and buy based on them and flip quick you are unlikely to lose money on a flip.  We have experience now so we have come close to losing money but have never lost money on a flip.

If you have a long term flip (> 6 months) it is possible the market can shift and you can be caught with your pants down.
