    @Robert Hatheway

    what questions do you have?  here's my quick summary:

    sub to - highly risky, not for a new, not well capitalized investor, period

    seller finance - lower risk, but still not well suited for an investor with low or no capital

    Welcome in, Robert!

    Creative financing can be tricky—it really comes down to whether you’re looking to acquire properties without relying on banks or a large down payment. Make sure you fully understand the legal implications and work with a professional to structure deals properly.

    Check out some podcasts with Pace Morby—he’s an expert in non-traditional financing and shares great insights on the topic!
