Looking for Boots on the Ground – East Nashville Flip Validation

Hey BP Community!

I’m a wholesaler working a potential flip deal in East Nashville (37206) and I’m looking for boots on the ground to help me validate rehab numbers, verify comps, and grab some current photos/videos of the property.

🔍 Property Snapshot:

  • Address: Dm for adress

  • Beds/Baths: 4/2

  • Sq Ft: 2,446 (plus 811 sq ft unfinished basement)

  • Year Built: 1945

  • Lot Size: 0.29 acres

  • Condition: Needs full cosmetic rehab – listed as-is

I’ve run comps and ARV (projected ~$827K) and have a solid investor packet ready, but I want local eyes on this to ensure rehab scope is accurate and this is a solid opportunity for a flip or development play.

🔧 What I’m Looking For:

  • A local contractor, investor, or agent who can:

    • Walk the property

    • Provide a basic rehab estimate (cosmetics + systems)

    • Snap some photos/videos

    • Confirm neighborhood resale comps from their perspective
