It's been a while since I read it cover to cover, but I'm pretty sure one the big takeaways from Millionaire Real Estate Investor (by Gary Keller) is (1) know value, (2) find opportunities, and (3) make deals.

Just like you're saying, @Richey Ward, knowing how to assess a property's value is hugely important.

Thanks for the link to the CoreLend blog post. It's a good one.

(Full disclosure, I am one of the founders of CoreLend and they are a sponsor of our weekly Memphis podcast, The Investor's Guide to Memphis Real Estate with @Dean Harris of CrestCore Realty.)
