Baltimore Multifamily JV Opportunity

I focus on Baltimore mixed-use opportunities and am currently underwriting a property in Mount Vernon and Charles Village area with strong rental comps and value-add upside. Seller seems motivated and is likely to lower the price. Giving rough ranges happy to discuss specifics but will need individual to sign NDA.
I'm seeking a capital partner to structure a joint venture:
- Property: Mixed-use (commercial + residential)
- Target: $1.0M to $1.3 purchase
- NOI target after stabilization: ~$130k+
- Strategy: Re-tenant commercial, improve residential rents, professional manage
- Proposed structure: You and I contribute equity, I manage acquisition & operations; open to preferred return + equity split.
