Seeking Capital Partner / Operating Partnership

I’m an active real estate investor operating in Pennsylvania, while living in WV, with hands-on experience sourcing, managing, and executing full-rehab value-add projects.

I’m currently looking for a more experienced capital partner who wants to team up on future deals where I handle deal sourcing, acquisitions, project management, and execution, while you provide capital and strategic oversight.

Open to structuring this as:

Capital partner + operating partner LLC

Member loan / secured note with priority repayment

Profit-first structure with clear downside protections

I’m not looking for a bailout—I’m looking for a long-term partnership with proper structure, accountability, and alignment. I’m fully open to vesting equity, performance benchmarks, and conservative deal criteria.

I’ve had success with single-family, value-add fix-and-flip projects. I’ve completed one exit and currently have another active project underway, both helping me refine acquisition, rehab management, and resale execution.

My typical deal size ranges from $85k to $175k all-in. Acquisitions are usually between $70k–$100k, with rehab budgets varying from $15k for lighter cosmetic projects up to $75k for heavier value-add rehabs, although I have no set range or dialed in on one yet.
