Seeking Capital Partner / Operating Partnership

I’m an active real estate investor operating in Pennsylvania, while living in WV, with hands-on experience sourcing, managing, and executing full-rehab value-add projects.

I’m currently looking for a more experienced capital partner who wants to team up on future deals where I handle deal sourcing, acquisitions, project management, and execution, while you provide capital and strategic oversight.

Open to structuring this as:

Capital partner + operating partner LLC

Member loan / secured note with priority repayment

Profit-first structure with clear downside protections

I’m not looking for a bailout—I’m looking for a long-term partnership with proper structure, accountability, and alignment. I’m fully open to vesting equity, performance benchmarks, and conservative deal criteria.

      Crazy question. So i have some really nice projects in SFL. I'm talking luxury developments, quick rehabs, etc. all giving double digit returns. how can we connect and get something going? I even have architects, GC, Project Manager, Private Lender etc. (with over 100 yrs of combined experience) all lined up. Just need the equity partner to get at least 5 projects going in the next few months. Would you be against having a quick chat to discuss how i can get you in the loop before other interested investors? If not, its totally fine.
