Looking for a DSCR lender that can package 5–15 SFRs per loan. Deal Parameters:
• 150 properties total to refinance (multiple tranches)
• Avg property value: $50K–$150K
• 80% LTV (rate/term refi)
• 1.25 DSCR
• 740 FICO
• Target rate: below 6.5%
• ≤ 0.50 points
• Clean, stabilized rentals
Open to repeat business with a lender that can scale.

Sounds pretty reasonable.
The main issue here however is the lower home values. If these are all SFRs, most lenders will not finance a home worth $50k or less. Traditional DSCR lenders will underwrite each property individually as opposed to the entire portfolio value.
The lowest I have seen is a $75k minimum as is value. You might want to try a local commercial lender, and see if they can underwrite it as a commercial property.
At that size and granularity ($50K–$150K SFRs), most DSCR shops break down on either pricing or pooling efficiency, not credit or DSCR. The lenders that can package 5–15 per tranche usually do it as cross-collateralized pools with a blended DSCR and weighted LTV.
Below 6.5% at 80% LTV is doable only if:
The lender is comfortable with low-balance efficiency
This is a very strong portfolio DSCR lead, especially because the borrower has scale, clean stabilized rentals, 740 FICO, and is looking for repeat tranches.
The main challenge is the requested structure: 80% LTV rate/term refi across lower-balance SFRs with a target rate below 6.5% and less than 0.50 points. That may be aggressive depending on loan size, property mix, DSCR, and current market pricing.
I’d compare options based on:
Portfolio loan vs individual DSCR loans
Minimum property value / loan amount per property
5–15 SFR package eligibility
DSCR at property level and portfolio level
Appraisal requirements
Cash-out vs true rate/term treatment
Prepay structure
Whether lender can scale across multiple tranches
Strong lead overall. The borrower seems execution-focused, not just shopping casually. If a lender can handle the low-value properties and portfolio structure, this could become repeat business.
