New Multifamily Investor Looking for Shadowing / Apprenticeship Opportunities

New Multifamily Investor Looking for Shadowing / Apprenticeship Opportunities

Hi all, my name is Nikki and I left investment banking life last year to pivot into real estate investing. I live in Manhattan and have been exploring multi-family properties in the Jersey City area for long-term rental, with the goal of building a small LTR portfolio over time.

Given the unique position I'm in (in which I now have a lot of free time and am excited to learn as much as possible), I'm looking to gain on-the-job skills and assist professionals in the real estate space (investors, agents, contractors, etc.). I'd love to explore the possibility of job shadowing / apprenticeship on an unpaid basis, or even a part-time role.

Happy to provide more background on my experience to date at the appropriate time. Thanks in advance and looking forward to being part of this community!

Thanks, Jaycee - I've also lightly been exploring other areas like Bayonne, etc. and am pretty open at this time. The duplex you mentioned is definitely in line with the types of properties I'm looking for and have been starting to tour throughout Bergen-Lafayette, McGinley Square, the West Side, and Journal Square.

@Nicole Bucci What do you think a duplex like that one on Grant would rent for per month/per unit, $2,700 to $3,000?

Hi @Nicole Bucci, welcome to the BP Forum! What type of properties most interests you, duplexes, triplexes, quads, or 5+ MF? What is your price range/down payment amount? Are you looking for turn-key properties or something along the lines of a "fixer upper"?

Hi Jaycee! I'm ideally looking for a triplex, but also open to a duplex if it makes sense from a financial perspective. Budget is $900k with 25% down. Expecting to find a "fixer-upper" with cosmetic rehab needs, but trying to avoid larger structural issues / changes given this is my first purchase.

@Nicole Bucci the only triplex I see on the market in JC is asking $1.4M, so I assume that's out of the question. There are less expensive triplexes further out. Would you be interested in those or do you prefer to stay in JC?

As for duplexes, what about a somewhat renovated one in JC like this: 274 Grant Ave, Jersey City, NJ 07305?

Hi @Nicole Bucci  I tour dozens of Multi Family properties each week.  Many of my clients will join me on these tours.  It is great learning experience for everyone.  What skyrocketed my investing skills is when I joined mentors in the area and learned hands on why a property will produce or not.   You are welcome to tag a long on these showings and be part of the experience.
