Looking for ATL Agent with Renovation Loan Experience for Second Property Purchase

Member since 2021 · 6 posts · 6 votes

Hello all. I'm looking for an investor friendly realtor, preferably with experience on closing with Fannie Mae homestyle or 403k loans.

I've been listening to Bigger Pockets for a few years now and it helped me buy my first home. I house hacked there for a few years and have since converted it to a STR.

I'm now looking for my second property for a BRRRR I'll be living in as a primary residence but plan to split into a multiunit while renovating. I've already been pre-approved, and have the funds but I would like to use a Fannie Mae Homestyle loan for the purchase of a fixer upper.

    Jordan,

Congrats on getting started, sounds like you've already built a solid foundation with the house hack and STR.

One quick thought on the HomeStyle piece: in my experience, it’s usually the lender and contractor that matter most for those loans, since the process is very scope- and draw-driven. From the agent side, what tends to be most important is comfort with renovation deals overall....setting expectations on timelines, managing appraisal assumptions, and helping keep the seller comfortable with a slightly more complex process.

As long as you’ve got a lender who really knows HomeStyle and a contractor who understands the draw process, the rest comes down to buying the right asset and structuring the deal conservatively.

    Good luck!

Hey Stephen this is very helpful information thank you. I’m still interviewing for the right contractor and lender and your personal experience really adds to the importance thank you.
