Hi, Im looking for a higher net worth ($3+ Million in holdings etc) mentor/coach to help me get to the next level in my investing career. Most of the people I meet locally are not at the level I want to be. I need someone who has already done what Im looking to do. I want to talk with someone to analyze my smaller properties and discuss the 1031 exchange. As of now Im looking to grow in the multifamily apartment space. Please send me your info/pricing for calls and info about yourself and deals you have done. Thanks in advance.

If your goal is to level up into multifamily, I would not hire a coach based on net worth or deals done, I would pay for tight help on your actual 1031 decision and next acquisition criteria. A simple first pass is what are your current properties throwing off after all in expenses and reserves, then compare that to the realistic cash on cash and DSCR you will get on a small multifamily after fees, higher insurance, capex, and management. One actionable step today is build a one page sell versus hold and exchange sheet with sale price guess, loan payoff, closing costs, depreciation recapture estimate, and what you would have to buy for the exchange to actually improve cash flow and reduce headache. Also be careful with anyone asking you to pay for calls before they look at your numbers, a legit operator will have a clear scope and they will be able to point out mistakes in your underwriting fast.

What do your current rentals net per door after PITI, management, maintenance, and capex reserves, and roughly how much equity are you trying to roll into the 1031?

I can offfer some options, give you some loopholes and how to target certain markets to escape the inventory lag or maximize your purchase to cash flow ratios.
