The property is recently renovated and already rented.

Its worth $180,000, under contract for $83,000 and doesn't need renovations.

Its already rented

Looking to 100% finance for a few months until I can dscr refinance into a 30 year

Rob — if the $180K value holds and it's already rented, this is strong.

At 65% of value, a lender could fund well above your $83K purchase, so 100% purchase financing is realistic if numbers support it.

    Send me:
    • Lease amount
    • Credit score
    • Experience level
    • Timeline to refi
    • Proof of value comps

If DSCR works today, we may skip the bridge entirely and go straight to 30-year.

    Let’s structure it properly.

Rob — quick reality check on this structure.

True 100% financing on a bridge is rare unless there’s either:

    Cross-collateral,

    Additional liquidity support, or

A lender pricing the risk very aggressively (fees + rate).

That said, the story you’re outlining can work with the right parameters.

A few clarifying points lenders will care about:

As-is vs. stabilized value ($180k needs support via rent roll + comps)

Current in-place rent and DSCR (even bridge lenders want to see debt coverage)

Exit certainty → timing and terms of the DSCR take-out

Borrower liquidity (months of reserves post-close)

Most bridge lenders I work with would likely land closer to:

    70–80% LTV on as-is value

    Interest-only for 6–12 months

Then a DSCR refi once seasoning is satisfied

If your numbers still work at 80% leverage, that’s usually a green light. If they only work at 100%, that’s where deals tend to break.

If you want, feel free to DM me the rent, DSCR target, and your exit assumptions—I can sanity-check whether this is realistically financeable or if the structure needs adjusting.
