I have a condo, ARV $115K I need to get a DSCR loan for. Most lenders I have had contact with don't want to touch anything with a loan total under $100K. Hopefully someone can recommend a good broker that can help me navigate various options and select the right one.

Hey Paul, for DSCR loans under $100K, many traditional lenders won't do it because of internal minimums, but there are solutions for smaller balance deals. A good broker can help you access lenders who will consider deals at that level, including non-bank DSCR and portfolio options.

For a condo with ARV around $115k, the issue is probably the loan amount minimum, not necessarily the condo itself.

A lot of DSCR lenders won't touch loans under $100k, and condos can add another layer depending on HOA, warrantability, investor concentration, and project approval.

    I’d ask any broker/lender upfront:

    • minimum loan amount
    • condo eligibility
    • warrantable vs non-warrantable condo rules
    • HOA delinquency/investor concentration
    • DSCR/rent requirement
    • minimum FICO
    • LTV limits

This may still be possible, but it needs a broker who actually has small-balance DSCR options instead of just standard DSCR lenders.
