Why Landlords Can’t Say No to Section 8 Tenants

Landlords often get asked why they keep renting to Section 8 tenants if they don’t want to. The answer is simple: in most states, laws prevent discrimination against Section 8, leaving investors with no choice but to comply. In this video, we break down why this system exists, how it impacts rentals, and what every investor needs to know to protect their properties and cashflow.

I have found that requiring a minimum credit score of 650 reduce section 8 damages.

I have no objection to Section 8 tenants but I usually vet them a little closer than a cash renter. I take time to call their previous landlord to ensure they were acceptable tenants. I build in a quarterly inspection so property managers have the opportunity to ensure our investments are safe. In many states a landlord is protected against Section 8 tenant damages but it still leaves a sour taste in my mouth when they destroy anything. Section 8 housing is not as plentiful as it was years ago so these tenants are staying longer than before. Losing their voucher is nationwide not just in a locale. If you let them know you are aware of their requirements and the laws governing your area, they will not try to push you over.
