I am currently negotiating the acquisition and repositioning of a 100,000 SF commercial building in the Camp Hill / Mechanicsburg, PA market.

This will be an owner-occupied redevelopment into an indoor sports training and family entertainment facility under a long-term NNN lease structure.

I am seeking a senior secured bridge loan or structured equity partner.

Project Summary

 Purchase Price: $8.25M

    Renovation Budget: $2.0M
 Total Project Cost: $10.25M
Projected Stabilized Value: $12.5M

Seeking up to 70% loan-to-cost (~$7.1M).

At stabilization, projected LTV is approximately 57%, creating a conservative refinance position.

Proposed Debt Structure

  • 24–36 month term
  • First lien on real estate
  • 12% annual return (bridge structure)
  • SBA refinance planned upon stabilization
  • Personal guarantees available
  • Significant sponsor equity invested (~$3M+)

Renovation funds included in total loan structure.

Business Plan Overview

The property will be owned by HoldCo and leased to an operating company under a long-term NNN agreement.

Revenue will be generated through:

  • Recurring baseball and softball training memberships
  • League programming
  • Multi-sport simulator suites
  • Events, retail, and concessions

The model combines recurring membership revenue with event-based income.

Full underwriting package and financial projections available upon request.

Experience

  • 20+ real estate transactions
  • Extensive value-add rehab experience
  • Construction management background
  • Personal capital invested alongside partners

I am looking to connect with experienced bridge lenders or capital partners comfortable with owner-occupied commercial repositioning and SBA takeout strategies.

Please message directly for executive summary and underwriting package.

Well-presented deal and conservative leverage at stabilization. I work with bridge and transitional lenders that like this profile. Happy to connect and compare notes.
