We are under contract on a stabilized workforce housing asset in Pecos, Texas and are seeking a senior bridge/DSCR lender for a 65% LTV structure.

Asset Overview:

• 18 furnished rental units + manager residence
• Operates as weekly workforce housing (energy/industrial sector)
• Strong historical occupancy
• Stabilized operations

Financial Snapshot:

• Purchase Price: $800,000
• Recent Appraisal (Sept 2025): $1,200,000
• Normalized NOI: ~$100,000 annually
• Conservative DSCR at requested leverage

Requested Structure:

• 65% LTV senior loan
• 24–36 month interest-only term
• Seller carry note fully subordinated
• Experienced sponsorship via U.S. LLC
• Clean refinance plan upon operational optimization

The seller is contributing equity through subordination, creating a conservative capital stack relative to appraised value.

We have full documentation available (T-12, rent roll, P&L, appraisal) and are prepared to move quickly with a credible lender.

Important note: We have already encountered non-verified “private lenders” requesting upfront deposits without verifiable track record. We will only engage with institutional lenders or direct capital providers with documented lending history and transparent closing processes.

If your lending platform is active in Texas and comfortable with workforce housing / small balance commercial bridge, feel free to message directly.

Serious inquiries only.

Eduardo — appreciate the detailed post. This is a well-presented deal and aligns with the type of small-balance workforce housing bridge executions I’m active with.

The 65% LTV senior IO structure with seller subordination makes sense given the appraised basis and normalized NOI, and Pecos workforce demand tied to energy/industrial tenants is familiar territory.

I work directly with institutional and balance-sheet bridge/DSCR lenders active in Texas—no upfront deposits, no intermediaries, and a documented closing track record.

If helpful, I'd be glad to review the T-12, rent roll, and appraisal to confirm sizing, DSCR at the requested leverage, and execution timing before making a direct lender introduction.

Let me know if you’d like to take that step and I’ll keep it efficient and transparent.
