Hi Stephen — thanks for posting the details.

I work with several bridge and private lenders that finance fix & flip projects in Ohio, including deals structured off ARV. Based on what you shared, this looks like it could fit within certain lender parameters.

To confirm alignment, can you share the lender packet or let me know:

    Property address

Borrower experience (number of flips completed)

Exit strategy preference (sale vs. refi)

    Estimated credit and liquidity

Happy to review and advise on next steps.

    PRIVATE LENDING OPPORTUNITY

52 N Main Street – Mt. Gilead, OH

    1. EXECUTIVE SUMMARY

I am seeking a private lending partner for a value-add real estate investment with strong equity, defined exit strategies, and conservative underwriting.

    Loan Request: $160,000

    Loan Term: 6–12 months

Lien Position: First mortgage on property

Strategy: Renovate and flip (primary) or refinance into rental (backup)

    1. DEAL OVERVIEW

    Purchase Price: $140,000

    Rehab Budget: $20,000

    Total Project Cost: $160,000

    After Repair Value (ARV): $225,000

    Estimated Flip Profit: ~$34,500

    1. RENOVATION PLAN ($20,000 BUDGET)

    • Interior paint throughout

    • Flooring updates

    • Kitchen refresh (counters, fixtures, appliances as needed)

    • Bathroom updates

    • Exterior cleanup and curb appeal improvements

    • Minor mechanical servicing

Goal: Clean, modern rental-grade finish suitable for resale or strong tenants.

    Estimated Renovation Timeline: 8–10 weeks

Projected Total Project Timeline: 4–6 months

    1. PROFIT PROJECTION – FLIP EXIT

    Projected Sale Price: $225,000

    Estimated Costs:

    Agent and closing costs (8%) = $18,000

Holding costs (taxes, insurance, utilities) = $4,000

    Interest (6 months estimated) = $8,500

    Total All-In Cost = $190,500

    Estimated Net Profit = ~$34,500

Even if resale drops to $215,000, projected profit remains approximately $24,000.

    1. BACKUP EXIT – RENTAL REFINANCE STRATEGY

    Projected Rent: $2,000 per month

    Annual Income: $24,000

    Estimated Operating Expenses: ~$8,100

    Net Operating Income (NOI): ~$15,900

    If appraised at $225,000:

    75% refinance loan = $168,750

This provides a strong refinance exit to repay private capital.

Dual exit strategy significantly reduces lender risk.

    1. WHY THIS IS A STRONG LENDING OPPORTUNITY

    • Approximately 29% equity position after repair

    • Conservative purchase price

    • Defined 6–12 month timeline

    • First lien security

    • Dual exit strategy (flip or refinance)

    • Strong rental demand in area

    1. PROPOSED LOAN TERMS (FLEXIBLE)

    Loan Amount: $160,000

    Interest Rate: 10–12% (negotiable)

    Payments: Interest-only monthly payments

    Loan Term: 6–12 months

    Security: Recorded first mortgage

Insurance: Lender named as additional insured

    1. RISK MITIGATION

    • Conservative ARV analysis

    • Built-in profit cushion

    • Rental fallback exit strategy

    • Short timeline reduces market exposure

    • Professional title company closing

    1. WHAT I PROVIDE TO LENDER

    • Full scope of work

    • Comparable sales analysis

    • Insurance coverage

    • Regular project updates

    • Clear repayment plan

    FINAL POSITIONING STATEMENT

This opportunity provides strong collateral protection, conservative underwriting, and a defined exit strategy. The lender is secured by a first-position lien and benefits from short-term, above-market returns backed by real estate equity.

@Stephen Larimore - we can do the flip financing and then refinance into dscr once the rehab is complete.

    What do you require down

Solid write-up and clear exit strategies.

I'm a commercial mortgage broker and work with bridge and DSCR lenders that finance value-add SFRs like this with first-position liens.

If you're open to institutional bridge capital (in addition to private money), I'm happy to review the numbers, confirm leverage against ARV, and see if we can sharpen terms or execution speed.

Feel free to DM me if you’d like to compare options.

Solid deal structure — the numbers look reasonable if the ARV and rehab scope hold up.

As a private lender, we occasionally fund short-term fix & flip and bridge loans structured around conservative LTV and a clear exit strategy.

If you're still looking for funding, feel free to send over the lender packet, property address, comps, and rehab scope for review.

If the collateral and numbers check out, we can typically move quickly on asset-backed deals.

You can PM me or email the deal summary and we’ll take a look.

    @Stephen Larimore
Nice job laying out both the flip and rental exit scenarios. Having a refinance backup usually makes a project much more resilient. Have you already received lender feedback on the refinance side, or are you still validating the DSCR exit assumptions?

Feel free to click Contact Us, check out our website, or give us a call if you'd like to discuss the scenario further.
