90% lender needed for refinancing a home

took control of a house and need to refinance it. looking for a 90 percent lender as opposed to traditional 80/85

    Diandre — I’ll be upfront so we don’t waste time.

    A straight 90% refinance is not something lenders are doing right now unless the deal is fully seasoned and very strong on paper.

    That said, I may be able to structure this another way (bridge or hybrid), but only if the numbers support it.

    If you want me to take a serious look, send me:

    • Current property value
    • Amount owed
    • Ownership status (are you on title?)
    • Exit plan

    If it checks out, I’ll line you up with the right capital. If not, I’ll tell you straight.

    Maybe on an owner-occupied loan. Investment will be capped at 85 LTV on a rate and term refinance

    90% LTV refis exist but the pool of lenders is smaller than standard programs — credit profile, property type, and how the deal was structured all factor in.

    Quick questions before I can give you a real answer: investment or primary, approximate value, and how did you take control of the property?

    Some acquisition methods have seasoning requirements that affect which programs apply.
