Hey BP community,

I'm working on a single-family acquisition in North Dakota and looking to structure private money financing. Wanted to post here to connect with anyone who lends privately or can point me in the right direction.

Deal overview:

- Loan needed: ~$42,000 (covers purchase + closing costs)

- Property ARV: $75,000–$90,000

- LTV: ~47–56% — strong collateral position

- Term: 2 years

- Exit strategy: Lease-option buyout

- Lien position: 1st lien on property

- Rate: Flexible — open to discussion

This is a straightforward note secured by real property at well under 60% LTV. The exit is a lease-option, so there's a built-in end buyer in place. Works well for self-directed IRA funds or cash sitting on the sidelines.

If you've structured deals like this before or know someone who lends at this level in rural markets, I'd love to connect. Happy to share full deal details with anyone seriously interested.

Thanks in advance!
