Looking for a Commercial Real Estate Mentor/Program — Recommendations?

Hey BP community,

My partner and I are looking for a hands-on commercial real estate mentor or coaching program and would love some recommendations from people who've been through one.

Quick context: we're currently at $2M AUM with a mix of commercial and residential assets in Minneapolis and Ohio, and our goal is to scale to $20M by end of 2027. We have capital, deal flow, and a solid underwriting process — what we're really looking for is direct access to an experienced operator who can help us think through deals, avoid costly mistakes, and accelerate the learning curve as we grow.

We're specifically focused on commercial (industrial, flex, NNN assets, rather than residential, so general multifamily coaching isn't really what we need.

I've been following Tyler Cauble's YouTube channel and really like his content and commercial-specific focus — but my understanding is his program is group coaching, and we're ideally looking for something with more direct, one-on-one access.

Has anyone worked with a mentor or program that gave you real, deal-level guidance and was worth the investment? Would love to hear what worked — and what didn't.
