@Scott WolfThanks, I appreciate the response. The property is already under contract, so I’m looking for a funding partner who can close quickly. The previous lender backed out late in the process, so timing is important. I already have the deal package ready and can send scope, comps, and timeline right away. Feel free to DM me or reach me at [email protected]
Oziel — solid numbers here, especially with you handling the renovation yourself.
If you still need a funding partner for a fast close, I can take a look and run the numbers with you. I work with investors on fix & flip funding and can move quickly when the deal makes sense.
If you’re open to it, send over the scope, comps, and timeline and I’ll review everything today.

Property is already under contract, with appraisal and insurance in progress.
I am a contractor and will manage the full renovation myself, which helps control costs and timeline.
This is a strong deal with solid upside, and I am looking for a funding partner for a very fast closing, as timing is critical.
I already have funds available for the down payment portion and can provide full details including scope of work and comps.
Serious inquiries only. Ready to move immediately.
Hey Oziel,
Saw your post about the Jacksonville flip. Lenders backing out last minute is a deal-killer, but that’s exactly what I specialize in rescuing.
I did some digging and saw you’re behind MB Floor and Tile—you clearly know the Jax market, so you know speed is everything right now. I’m a hard money lender (Complete Lending) and I move a lot faster than the big box guys. I can usually get a deal funded in 7 days when someone else ghosts.
Shoot me the property address and your numbers. I'll run it through my EPICCC process and give you a real "yes" or "no" today so you don't lose your earnest money.
That's a solid setup , especially being all-in around ~$165K on a ~$240K ARV and managing the rehab yourself. Deals like that tend to move well with the right financing in place.
For scenarios like this, most lenders will focus on the numbers and timeline, and having your scope, comps, and appraisal already in motion definitely helps speed things up.
I work with a number of lenders that can move quickly on fix & flip deals like this, especially when the borrower is experienced on the construction side.
What kind of timeline are you trying to hit for closing on this one?
Hi, I’m Nicole with Griffin Funding Solutions. We assist investors with funding for real estate deals. I would live to connect and run some numbers for you. Feel free to reach out . 470-228-0206
This looks fundable on paper, but the key will be the structure and timeline.
At $105k purchase, ~$60k rehab, and ~$240k ARV, the numbers are decent, especially if you're managing the renovation yourself. Most hard money lenders will focus on:
LTC / LTARV
borrower experience
scope of work
appraisal support
down payment available
rehab draw process
timeline to close
exit strategy
Since timing is critical, I’d make sure the lender can actually close fast and has a clear draw process after funding. A good quote does not help much if they can’t hit your contract deadline.
