I'm based in Raleigh and work with a team that's consistently putting out 10-12 deals a month (mostly off-market). Lately, it's been pretty obvious who actually has a clear buy box...and who doesn't.
Some deals are getting picked up immediately. Others are sitting.
Curious who here is still buying consistently right now and what your criteria looks like: - Which areas are you still confident buying in? - Are you leaning more towards flips, rentals, or BRRRR? - What kind of numbers/deal criteria are actually working for you in this market?
I'm always looking to stay connected with a small group of serious buyers who know their numbers and can act.
Triad. Under contract on 2 at the moment, so still buying: One flip, One BRRRR. Buying around 40%-50% of ARV and doing decently heavy/large $ value add. Otherwise, the "outdated but livable" seems to be going on market and selling to retail buyers.
Would love to be or make it more consistent, but that requires deals that pencil.
I think you’re spot on honestly. The heavier rehab stuff still seems to be where the margin is if you can get in at the right number.
We’ve noticed the same thing with the “dated but livable” properties too — a lot of those are still getting cleaned up and sold retail before investors can really make them work.
Sounds like you’ve got a solid system though. Respect the discipline on sticking to deals that actually pencil instead of forcing it just to stay active.

If that's you - let's chat.
@Melanie Menser Interesting observation. Are the buyers you're seeing close most often focused on BRRRR and long-term rentals, or are flips still making up a meaningful share of the activity in your market?
