Selling my property in Beaufort, SC.

Expected long-term rent: ~$2,600/month.

Property management through Beaufort Property Management is approximately 10% for full-service management (tenant placement, rent collection, maintenance coordination, turnover, etc.).

Beaufort is a strong coastal rental market with steady housing demand driven by nearby military installations including Marine Corps Air Station Beaufort, Marine Corps Recruit Depot Parris Island, and Naval Hospital Beaufort.

Typical long-term rentals in the area have tenants paying utilities and handling routine yard maintenance.

Current/estimated monthly expenses based on actual costs and quotes:

  • Property Taxes: $539
  • Landlord/Homeowners Insurance: $106
  • Flood Insurance: $25 (not required, but I got it anyway)
  • Maintenance/CapEx Reserve: $200
