Hey @Stan Jones, welcome to the BP Forum! Which property types interest you most, SFR, 2-4 MF, or 5+ MF? What is your price range/down payment amount? Are you looking for turn-key properties or something along the lines of a "fixer upper"? Are you looking for properties in your local market or somewhere else?

I've seen a lot of investors get stuck looking for a mentor when what they really need is a framework for evaluating opportunities.
I used to think finding deals was the hard part.
What surprised me was that deciding which deals to pass on was much harder.
The expensive mistakes usually don't come from buying the wrong property. They come from underestimating renovation costs, overestimating resale value, or getting stuck holding a property longer than expected.
The acquisition isn't what determines the outcome.
The exit does.
Especially in a market where financing, insurance, and buyer demand can change quickly.
Most investors focus on finding the next deal.
I'd focus on understanding why the last hundred deals in a market succeeded or failed.
If buyer demand slowed down tomorrow, would you rather own the property you're considering or the cash you would have invested in it?

Are you wanting to pay cash or do creative financing? I can't help with lending, I'm not a lender but I train newbies using creative financing. My students in Atlanta are already set up with a lender, it might work for you too.
Most experienced investors are pretty busy, so it's often difficult to find someone willing to mentor from scratch without a clear reason to invest their time. The people I've seen succeed usually find a way to add value first.
That could be helping analyze deals, driving neighborhoods, finding leads, making calls, or taking something off an investor's plate. When you become useful, the learning opportunities tend to follow naturally.
I'd also encourage you to narrow your focus. "Distressed properties to flip and buy/hold" is a good start, but get more specific on your market, price range, and strategy. Then start looking at deals consistently. The reps are what build confidence and help you understand what a good deal actually looks like.
Stay disciplined, keep learning, and take action alongside the education. Going from 0 to 1 is the hardest part, but if you're consistent, you'll be surprised how much progress you can make over a few years.

I guess since you last posted a month ago, you can't keep your head focused on what you want. :-)
