Building a Pipeline or Looking to Invest? Either Way, Keep Reading.

If you're reading this, you probably fall into one of two categories: you're trying to build your investor pipeline and can't figure out a solid strategy, or you're exploring multifamily investing and wondering if it's right for you. Good news this post is for both of you.

Who I Am

My name is Nicholas Foutz, owner of Space City Capital Partners. My partner and I have 4,000 apartment units under management in Houston. I'm not going to pretend I know everything I'm still learning  but I know what's working for me, and I'm happy to share it.

For the Pipeline Builders

I've done the networking events. I've done the meetups. And what I kept running into were more "let's drink" types than serious business conversations. Not saying those events are worthless, but they weren't moving the needle for me.

What actually works? LinkedIn outreach. I narrow my search down to specific industry professionals in select areas and reach out directly. Pair that with AI to streamline the process and it's not nearly as time-consuming as it sounds. This approach has gotten me more real calls and meetings than any event I've ever attended.

For the Investors

Yes, we have a track record. Yes, we've successfully exited deals. And yes, our track record is 100% profitable. But honestly, that's not the main reason you should consider working with us.

The real reason is simple: the big institutions don't care about you or your money. You're a number to them. We can't afford to think that way one bad deal and no one invests with us again. That accountability matters.

What also sets us apart. I give you my personal phone number. Have a question about how we evaluate deals? Call me. My communication with investors comes before everything else  even the deal itself. If you're sitting there wondering how your money is doing, you invested with the wrong company.
