• Collateral: Atlanta residential property

• Appraised value: $1,700,000 (March 2026)

• Existing debt: $755,000 (1st mortgage $605K + HELOC $150K)

• Loan requested: $200,000

• Total LTV at close: 60%

• Equity cushion: $745,000

THE BORROWER

• $300K+ annual income from stable consulting contracts (15+ years, same client base)

• Net worth: $1.69M

• Three properties owned (primary + 2 investment)

• Owner of The PM Group, an established consulting firm

• Debt service coverage: can cover this loan 10x over from income alone

USE OF FUNDS

• $125K: Build-out completion for Pour Intentions, a wine bar in Atlanta

• $75K: Operating reserves

EXIT STRATEGY (this is the strength of the deal)

Primary: SBA 7(a) loan of $350,000 closing May–June 2026. Bridge loan gets paid off in full immediately from SBA proceeds. This is not speculative — the SBA process is already underway. SBA Term sheet has already been provided.

Secondary: $77,000 Tenant Improvement refund expected March 2026.

Backup: HELOC refinance on collateral property.
