➡️ A: Most lenders require 6 months of PITIA (principal, interest, taxes, insurance, and association dues) in reserves, though some allow as little as 2 months for low-risk loan and others may ask for 9–12 months on large or high-risk loans. Importantly, reserves don’t have to be actual cash. DSCR Lenders count liquid assets like stocks, bonds, and even retirement accounts, usually at 70% to 90% of their current value. In fact, you can meet reserve requirements without holding any cash at all, as long as your assets are adequate, accessible and verifiable.
