You Don't Need a Construction Resume to Build From the Ground Up

Most investors assume ground-up construction financing is reserved for developers with a track record.

It's not.

There are programs built specifically for investors stepping into new construction for the first time — with loan amounts up to 85% of total project cost* and up to 70% of ARV*. The qualifier isn't your experience level. It's the deal itself and a 660 minimum FICO.

What that means practically: if the numbers work and your credit is solid, the fact that you haven't built before isn't automatically a deal-breaker.

New construction has margins that most rehab deals can't touch right now, especially in markets with low resale inventory and strong buyer demand.

Has the assumption that you needed experience stopped you from looking at a ground-up deal?

*Rates, LTV, and program terms are subject to change and vary based on borrower credit profile, property type, and market conditions. Not all applicants or properties will qualify. This is not a commitment to lend.
