Welcome to the investing world, Geremy. It sounds like you’re doing the right thing by educating yourself and building your team before making an out-of-state investment.
For an out-of-state purchase, I’d recommend finding an inspector who has experience specifically with investment properties and understands the Scranton-area housing stock. Beyond the standard inspection, make sure they take a close look at the roof, foundation, electrical and plumbing systems, HVAC, water intrusion, sewer line, and any signs of deferred maintenance.
I’d also ask for a detailed report with plenty of photos and, if possible, a phone or video walkthrough afterward. That can be extremely valuable when you can’t be at the property yourself.
Best of luck with your first out-of-state investment, and welcome to the BiggerPockets community!
