I already own an investment property and I'm looking into financing options to fund renovations/improvements to the property. I'm specifically interested in DSCR-based financing, or other investor-focused loans that may work with fair or less-than-perfect credit.
I’d love to hear from anyone who has actually gone through this process:
- What credit score did you qualify with?
- What lender or broker did you use?
- What interest rate and terms did you receive?
- Did the lender consider the property's current value or its after-repair value (ARV)?
- Were reserves or seasoning requirements an issue?
- Were there any major fees, points, or closing costs?
Most importantly, I’m looking for recommendations for lenders who work with fair-credit borrowers and will finance renovations on an existing investment property.
I’m not necessarily looking for the lowest rate. I’m more interested in finding a lender that is flexible on credit and has experience with renovation financing for existing investment properties.
If you’ve personally used a lender that fits this situation, I’d really appreciate the name or a DM. Thanks!
