Sarasota FL Development – Seeking $100K Private Capital Partner

Member since 2026 · 2 posts · 2 votes

We have a residential development project at Sarasota, FL, involving the demolition of the existing home and construction of a new approximately 3,600 sq. ft. residence.

The project is already structured with senior acquisition/construction financing in place and significant sponsor equity committed.

We are looking for approximately $80,000 - $100,000 in private capital/working capital from an individual private investor. We are open to discussing a private loan or investment structure with an attractive and excelente return.

Full project package, plans, budget, financing structure and exit strategy are available for review.

Please DM me if interested in reviewing the opportunity.

If you’re still looking to round out the capital stack, I can help. I’m a nationwide private money lender and work regularly with investors and developers on acquisition, construction, and gap‑funding needs. Your Sarasota project sounds well‑structured, and the scope aligns with the type of deals I fund.

If you’d like to explore terms, review the project package, or discuss how I can support the $80K–$100K working‑capital requirement, feel free to DM me directly. Always open to partnering with strong sponsors and solid projects.

Hi Nataly — I saw your Sarasota development post.

I work with real estate investors on financing and may have a potential avenue for the $80K–$100K capital requirement.

Since you already have senior acquisition/construction financing in place, I'd first need to understand how the additional capital can be structured.

    Could you send me:

    • Property address
    • Total project cost and projected ARV
    • Amount of sponsor equity already invested/committed
    • Senior loan amount and lender restrictions on additional debt
    • Whether a second lien is permitted
    • Exact use of the $80K–$100K
    • Sponsor credit score range and experience
    • Construction timeline and exit strategy

You mentioned having a complete project package. Feel free to send that as well.

Also, are you currently working with any other lenders or capital sources for this $80K–$100K request?
