What if the problem with your property was never the city and never the distance but the people on the ground who stopped telling you the truth? That's exactly what happened here. Emails went unanswered. Nobody close to the property said a word while the damage piled up. One house sat empty for over two years — two whole years with squatters inside, and the most shocking part wasn't any of it. It was the silence.
Would you even know if the people managing your property had stopped telling you the truth? Watch The Full Video Here:
After more than 20 years of investing, here's what I've seen. Most owners hire a property manager to handle the tasks. Collect the rent. Screen the tenant. Coordinate repairs. Handle the maintenance calls.
And those things are important.
But they're only part of managing an investment.
Handling the tasks keeps the property running. But that doesn't mean you're protecting the investment.
The real risk is what happens behind those tasks.
It's the small leak that turns into major property damage because somebody used cheap materials to make the repair.
It's the late payment that turns into an eviction because you let the tenant set the tone.
It's the repair decision. The delayed decision. You let an unvetted contractor access an occupied unit, and now you've endangered the occupant because there's no process and you're trying to be lazy or cheap.
Now you've got a legal issue.
So what I tell investors is this: it's good to have someone who can handle tasks and do them in a timely fashion.
But more importantly, you need to make sure your property manager, or whoever is managing the property, has enough investment IQ to protect the investment.
