County-Level Distressed Property Data - Fresher Than the Big Platforms
Are you pulling pre-foreclosures and distressed leads from PropStream, PropertyRadar, or BatchLeads? Those tools refresh on their own schedule - often weekly or monthly. I pull the same county records they do, but on publish date, so the list you get is days fresher.
What I deliver (county by county):
- Trustee postings / notices of sale with the exact posting date - Dallas, Denton, Collin, Tarrant, and other TX counties. In Texas the window from posting to auction can be as short as 21 days, so that date is everything.
- NODs and lis pendens with recorded dates - CA, FL, GA, PA, and growing.
- Tax delinquent, vacancy, and absentee-owner signals, stacked per parcel when more than one applies.
- Owner mailing info with a contactability flag, in CSV or via API.
