A DSCR of 1.0 became the industry's default cutoff. Fall short of it, even slightly, and most lenders stop reading your file. Well, we go lower.

-Minimum DSCR: 0.75*
-Property type: 1 to 4 unit residential
-Minimum loan amount: $150K
-Minimum FICO: 680*

If a deal got rejected purely on the numbers, tell me the property type and state and I'll tell you if it clears here.
