Looking to Build Private Capital Relationships for Long-Term Rentals

My partner and I run J&J Real EST and we’re currently working on building our long term rental portfolio.

Right now we’re trying to connect with private lenders and investors before we actually have a property under contract. We would rather start building those relationships now instead of finding a good deal and then having to rush to find funding.

We’re mainly looking at single family rentals and portfolios of single family homes. We’re open to different markets as long as the numbers make sense. Depending on the deal, we’re also open to using private capital along with seller financing.

When we find a potential property, we plan to run all the numbers and put everything together so anyone interested can look over the deal for themselves. This would include the purchase price, rent, expenses, financing, cash flow, risks, and our plan for refinancing or paying the loan back.

We don’t have a specific property that we’re looking to fund right now. At this point we’re mainly trying to meet people who might be interested in looking at deals with us in the future.

If you’re a private lender or have experience funding rental properties, I’d definitely be interested in connecting and learning more about what you normally look for in a deal.
