Multi Family Properties for Sale - St. Louis

We have a package of 15, 25, and 50 multi family properties that we can sell. Most of them are not rehabbed. But we have a construction company that can do it if needed. They are all duplex's and fourplex's. When fully renovated, these properties will cash flow very well. We have bought, rehabbed, and sold many of these types of properties over the last 3 years. Contact me with any questions.

    Hi,

I'm an investor from CA that is interested in the St. Louis market.

I'm looking primarily for SFH houses but will look at multi units as well if the numbers work.

Please send me what you have so I could get an idea of the numbers and returns.

    Thanks,

    Haim

@Aristotle Kumpis - are you only offering these in bundles of 15+ properties or are you willing to sell off one or two properties?  I have some friends in that market that are looking for MF, but not at that volume.

We have been doing full rehabs on these types of properties for several years. The rehab costs are estimated at around $30K per property. These are old properties, so we replace the plumbing, electrical, etc. You could perform a less costly rehab, but you may have more headaches down the road. Keep in mind that these are all brick properties that were built in the early 1900's.

When fully rehabbed and occupied, each property is projected to cash flow at least 10% or more. The rents range from $550/month to $700/month, depending on the size of the unit.

We have a full construction crew to help with the rehab. Just let me know what your goals are and we can give you options. In order to see these packages, we would to see a POF or some kind of bank letter stating that you are capable of purchasing. Contact me directly with any questions.
