    Thank you for your time Monica. As discussed, this is not the property for me as your ARVs are out of line and yes it maybe a difference in opinion for sure but you need to base your price on what has sold - not what is listed.  Another good lesson you will need to learn is to listen to potential buyers - not to keep interrupting them.  I encourage you to find a local mentor to help you through this process - learn from them and you will have a  much greater success.

    David,

    As mentioned during our conversation, it's agreed that sold comps are important.  My response to you was that experienced realtors, who know the market locally and realize the value of the neighborhood did their research on sold comps and determined the prices on active homes in the neighborhood.  The point in sharing both sold AND active comps was to share the entire scope of what is going on in this marketplace as you are not local and may have appreciated seeing what has sold and what is active on the market.  And the rehab estimate was provided by two separate local contractors with over 20 years experience in rehab work.
