Private money for cash-out refi!

I am currently seeking to cash out on 3 free and clear non-owner occupied rentals, owned since '98 that cash-flow very well and would only need 60%LTV. Combined value on all (3) 850k.
Looking for a private investor or small portfolio lender who wants a steady and safe return, better than what a bank might provide. Perhaps, 3-5 years with balloon. No HM please...
