I'm looking for properties in the Baton Rouge, LA area

I am a new investor and am looking for properties in my local area to buy and flip. I'm finding that the MLS is very difficult to find a property and get that property under contract for the right price. I have offered on Foreclosures and older homes in decent areas of Baton Rouge, but cannot seem to get one under contract for a price that makes sense. I will admit that I am conservative on my ARV and rehab estimates and use the formula ARV x .75 - rehab costs to make my offers. Any help would be greatly appreciated.
