Sorry for the late response, for some reason I didn't get notification of your message last night. I ran the numbers using average costs for materials and labor, and built in a 5% contingency. I have verified these numbers through my contractor, and he can do the work at these numbers. I can you get you in touch with him, if you'd like to use him on the job, or ask questions. There's a detailed break out of the repairs including labor cost and material in the report so you can validate all costs.
