@Miguel M. What's the use of this Buyer?

Thanks @Jonathan Casillas They have cash, but i'll keep you in mind.

@Mike Hurney They're looking for cash flow. Have a few multi family units and are looking for a more hands-off investment. No specific use in mind, just stable cash flow.

@Miguel M. I'm wondering what type of Tenant they're expecting.

I just spent a lot of time with a lookey lew recently with similar requirements: "Cash Buyer", "Flexible on Price", "Flexible on Area", etc

    Hope you don't.

I'm hoping this isn't the case, but I've had my share of that type of tenants when I first started doing rentals.

@Mike Hurney how do you screen these type of client? My (newbie) gut instinct was to just look at their other investments on public record.

@Miguel M.Most Commercial Agents I've spoken to say, with a new Client they'll take a $1000. non refundable fee for an exclusive Buyer-Broker arrangement. Then they'll work their asses for that "Real" Buyer. That's a good idea to look at their track record.

The last guy I shook out early told me he was just trying to sleep with our mutual friend that had introduced us, not really get another lumber warehouse. (He's 65 and she's early 40's).

Imagine what she had to say, when I conveyed this tidbit;-)

I must admit I had not thought about asking for a retainer/advance - thanks for the tip Mike!

How cunning of that guy. But nice of him to let you know not to waste your time ;-)
