Awesome Oppportunity : Looking for Cheaper than Hardmoney

We are in contract on a single family historic home in Columbus and are looking for funding of the purchase price + rehab. We've been in contact with several hard money lenders, but want to see if there are any private lenders out there who are interested. Purchase price is $142k, rehab $125-150k, ARV is $400-425+. Hoping to close within a few weeks.
